The Green Lease has a pivotal role in sustainable buildings. Not only from an economic perspective (either favoring landlord, tenant or both), but also for continuing compliance with USGBC’s LEED[1] rating and/or any other certifying body requirements.[2] Furthermore, with the advent of local municipal requirements[3] for property owners to benchmark, meter, monitor and reduce energy and potable water consumption, landlord’s face potential fines and other penalties if the requirements are not met. But absent the local law requirements, it is interesting to note which party directs the greening and why, whether it be the tenant or the landlord. Negotiation postures differ depending upon the nature of the transaction (new lease or renewal), size of tenant (large or not large), green or not green (tenant or landlord) and how a mix of the above may determine the “green” effect taken on by a property and maintained by same.
November 4, 2009, San Diego, CA – Energy experts estimate that data centers eat up as much as 3% of all electricity generated in the United States. Executives who are intent on both reducing the environmental impact and cost of their data center while finding ways to improve capacity, storage and efficiency, are looking for answers. Corporate, non-profit and government sector executives, who are not necessarily IT professionals, must become familiar with how resource consumption within their data center affects things like electricity usage and carbon emissions. These same executives must find ways to address the short term financial commitment to “greening” their data center while easing the budget pressures that come along with new regulations. The Green Data Center Conference, hosted by the Global Strategic Management Institute (GSMI), scheduled for February 2-4, 2010 in San Diego will provide industry executives with answers tools and information that they need to navigate the seemingly complex task of “greening” their data center including everything from improving capacity, lowering energy usage and costs, to understanding the role of the facility and how to create a master plan.
Data center and IT managers are not paying sufficient attention to the process of measuring, monitoring and modelling energy use in data centers, according to a recent interactive poll conducted by Gartner, Inc. Gartner said that unless users start to create accurate dashboards, they will not be able to reduce energy costs and meet compliance requirements. The Gartner webinar conducted in April 2009 among more than 130 attendees from the infrastructure and operations (I&O) management found that although green IT issues remain at the top of the agenda, respondents consider vendor and green procurement a low priority activity for the next 18 months. Although 68 percent of respondents thought data center energy management is their most important green IT issue for the next 18 months, only 7 percent consider green procurement and pushing vendors to create more energy efficient and greener solutions as their top priority.
